I like to think I'm a bit of a superhero and every superhero has an origin story. Here's mine.

I've been a Pennsylvania Realtor for more than 20 years. I'm also a paralegal, a Philadelphia licensing and permitting expediter, and a brokerage owner with experience in residential and commercial leasing.

And believe me, I HAVE SEEN IT ALL!

Over the years, I've listed, leased, sold and managed both residential and commercial properties all across the Philadelphia area and I have literally helped hundreds of people move to and around Philadelphia.   

Working with landlords and tenants throughout Philadelphia exposed me to some troubling realities in the leasing sector: 

There are landlords who knowingly market and rent properties with serious defects, missing licenses, unresolved violations, questionable management practices, and lease terms that expose tenants to unnecessary risk.

There are also tenants who don't know how to recognize those risks—or who recognize them but move forward anyway, often because they're eager to find a home or get their businesses up and running. In their urgency, they underestimate what those decisions could ultimately cost them.

That combination can be devastating.

Residential tenants can find themselves dealing with health problems associated with mold, pest infestations, inadequate heating, and ongoing disputes with landlords or property managers.  What should be a place of comfort and security becomes a source of stress, expense, and uncertainty.

Commercial tenants face a different kind of nightmare. Restaurant owners, bar operators, daycare providers, automotive shops, and salon owners can discover licensing, zoning, permitting, or insurance problems—sometimes after investing tens or even hundreds of thousands of dollars preparing their spaces. Some ultimately find themselves forced to close their doors before their businesses ever have a fair chance to succeed.

Instead of enjoying their homes or building their businesses, these tenants were spending their time and money dealing with problems that might have been identified, negotiated, or avoided before signing the lease.

Eventually, I made a decision.

I didn't want to build my leasing business around finding tenants for landlords offering problematic properties or unfavorable terms. I wanted to help tenants make smarter decisions, negotiate stronger terms, and develop successful leasing strategies.

Here's what I believe:

You cannot make someone be a good landlord. But you can be selective about whom you choose to do business with.

And you cannot eliminate every risk. But you can investigate, prepare, negotiate protections, and minimize unnecessary exposure.
