Finding an available storefront, office, restaurant, or commercial building is only the beginning.
Before you sign a lease, you need to know whether the property is suitable for your intended business, what approvals may be required, what the lease actually obligates you to pay, and whether the cost of preparing the space makes financial sense.
You also need to understand the risks, identify potential obstacles, and know which professionals should be involved before you commit your time, money, and future to a property.
That's where I come in.
I investigate the property and the people behind it, evaluate potential risks, anticipate problems, develop your negotiation strategy, and coordinate the professionals and moving parts necessary to help bring your plans together.
I'm not simply helping you find commercial space. I'm helping you build a strategy for leasing it, preparing it, and getting your business operational.
We begin with your business—not the available properties.
I work to understand your intended use, location requirements, budget, timeline, operational needs, and long-term plans.
Together, we establish the criteria and strategy that will guide your search, risk evaluation, and negotiations.
I identify and evaluate potential locations, coordinate tours, and examine how each property aligns with your business requirements.
We look beyond appearance and asking rent to consider access, parking, deliveries, visibility, layout, surrounding uses, and potential operational limitations.
The goal isn't simply to find a space you like. It's to find one that makes sense for the business you intend to operate.
Before you make a significant commitment, I research the property and the people behind it.
That includes available ownership records, zoning information, permits, licenses, violations, open cases, and other municipal records that may reveal concerns requiring further investigation.
Identifying a potential problem is only the beginning.
I help assess what the issue could mean for your business, determine what additional investigation is needed, and coordinate with the appropriate professionals to evaluate the risk before you make a significant financial commitment.
Just because a space is available doesn't mean your business can legally operate there.
I help investigate whether the proposed use is permitted, identify potential licensing and permitting requirements, and coordinate with the appropriate City departments and qualified professionals when additional review is necessary.
We also consider approvals, inspections, accessibility requirements, improvements, and other potential obstacles that could delay your opening or significantly increase your costs.
Finding these issues before signing a lease can make an enormous difference.
The monthly rent is only one part of the financial commitment.
I help evaluate the business implications of additional rent, taxes, insurance obligations, maintenance responsibilities, utilities, improvement costs, security deposits, rent increases, and other potential expenses.
Risk isn't limited to the physical condition of a property. Unexpected improvements, licensing delays, and lease provisions can create significant financial exposure.
My goal is to help you recognize those risks, understand their potential impact, and determine which ones should be addressed through negotiation before you commit.
Then we build a negotiation strategy.
Depending on the property and circumstances, that may include rent concessions, improvement allowances, delivery conditions, repair obligations, approval contingencies, renewal options, and other protections worth pursuing.
Commercial leasing often requires the expertise of several professionals, and knowing when to involve them can be just as important as knowing whom to call.
I help identify what needs to be evaluated, determine whose expertise is required, and coordinate the appropriate professionals—from attorneys and inspectors to architects, contractors, and insurance specialists.
I also help identify lease terms, unanswered questions, and potential concerns that should be addressed before signing.
I don't pretend to be an expert in everything. My role is to recognize what needs attention, assemble the right people, and keep everyone working toward the same objective: protecting your interests and preparing your business for a successful opening.
I don't replace those professionals or the specialized advice they provide. I help coordinate their involvement so important details don't get overlooked or lost between them.
Signing the lease isn't the same as being ready to open.
I help coordinate the moving parts that may follow: landlord improvements, contractor access, permits, inspections, signage approvals, utilities, insurance documentation, and other opening requirements.
I also track agreed landlord commitments, help identify potential delays, and coordinate follow-up with the parties responsible for getting the space ready.
Because an unresolved issue with one contractor, one inspection, or one permit can affect your entire opening schedule.
My role is to help keep the landlord, contractors, municipal departments, and other involved parties coordinated so that one overlooked requirement doesn't derail your opening plans.
Your real estate needs don't necessarily end when the doors open.
I can remain a resource for lease-related coordination, municipal matters, renewals, expansion planning, and future locations.
Whether you're opening your first business or your fifth location, the goal is to help you make informed decisions, manage unnecessary risks, and keep your real estate working in support of your business.
YOU FOCUS ON BUILDING YOUR BUSINESS.
I'LL HELP MANAGE THE REAL ESTATE STRATEGY.
